Venetian plastering in Westminster

Lime Venetian plaster, Marmorino, cornice and microcement for period houses, mansion blocks and new apartments, laid by our own applicators.

Zavoré offers Venetian plastering in Westminster, from the stucco terraces of Pimlico and Bayswater to the mansion flats of Maida Vale and the new apartments around Paddington. We are based in Birmingham and our own applicators travel down to lay lime Venetian plaster, Marmorino, microcement, tadelakt and decorative cornice, tinted to your approved colour before it leaves us. Send photos of the rooms or order a sample board to start.

Every Westminster job is planned as a block of days. That way the team stays on site and each coat follows the last in proper order.

Stucco, mansion blocks and canal side towers

The City of Westminster covers a lot of ground, and most of it lies inside conservation areas. We have separate pages for Mayfair, Marylebone and Belgravia, so this page is about the rest of the borough.

Pimlico is a grid of cream stucco terraces laid out in the nineteenth century, most of them now divided into flats, with tall raised ground floors and lower ground rooms beneath. Bayswater has similar stucco streets and garden squares, many of its larger houses turned into flats or hotels.

North of the Westway, Maida Vale is known for its long avenues of red brick mansion blocks, with the stucco villas of Little Venice beside the canal. St John’s Wood has detached and paired villas, many with gardens, alongside more mansion flats. In Soho and Covent Garden, older houses stand over shops, restaurants and theatres, and around Paddington Basin there are new towers of flats and offices.

The walls follow the buildings. Period houses and mansion blocks have solid brick walls, often with old lime plaster, cornices and ceiling roses worth keeping. The newer towers have plasterboard and flat concrete, ready for a polished finish once primed correctly.

Finishes that suit Westminster homes

  • Marmorino for stucco houses in Pimlico and Bayswater. It is lime based, so the solid walls behind it can still breathe, and its matt grain sits well with period joinery.
  • Venetian plaster for mansion flat reception rooms in Maida Vale and St John’s Wood, once any uneven old plaster has been levelled, because a polished surface shows every dip.
  • Cornice and coving for period rooms where mouldings have been lost or damaged, so the new walls meet a proper ceiling line.
  • Microcement for kitchens and bathrooms in the new apartments around Paddington, where flat walls and floors suit a seamless finish.
  • Tadelakt for showers on a properly prepared, waterproofed wall, since Venetian plaster is not what we recommend inside a shower.

How a Venetian plastering job in Westminster runs

Photos and rough measurements come first, then a survey. We check the substrate, how flat the walls are, any cracks, damp or movement, how each room is used, and how we will reach and protect it. Lower ground floors in older houses can suffer from damp, and if one needs dealing with, or a wall needs skimming or stripping, we tell you before quoting the finish.

After you approve a sample and the price, we agree dates. The plaster is tinted to that sample in Birmingham, chosen from 48 house colours or any NCS reference, so it arrives ready to lay.

Parking across Westminster is limited and mostly controlled, and flats in mansion blocks often have porters, lift bookings and rules on working hours. Let us know those early. If your building is listed, ask the council whether the work needs consent. Our Venetian plaster installation page covers each finish in more depth.

Restaurants, shops and design projects

Soho, Covent Garden and the streets around the theatres are full of restaurants, bars and shops, and our designers and architects page explains how we work to a specification. If you would rather use your own decorator, we sell the plaster and send it by tracked delivery, and trade accounts are open to firms.

Questions about Venetian plastering in Westminster

Do you cover Pimlico, Maida Vale and St John’s Wood?

Yes. Our own applicators travel from Birmingham to anywhere in Westminster, with the work booked as a block of days once the sample and price are agreed.

Do I need permission for Venetian plaster in a conservation area?

Conservation area rules mostly concern the outside of a building. If the house is listed, interior changes can need listed building consent, so check with the council first.

Which finish suits a Maida Vale mansion flat?

Solid walled mansion flats suit lime finishes. Marmorino forgives a slightly uneven wall, while a polished Venetian plaster needs the walls levelled first.

Can you plaster a restaurant or shop in Soho or Covent Garden?

Yes. We survey the space, then agree dates around your opening and the building’s access rules once the sample and price are approved.
